For one reason or another, some condominium projects tend to fly under the radar, and Fairway Woods is one of them.

Tucked away neatly between Victoria Hospital and the former home of Southwood Golf & Country Club (the land is now part of the University of Manitoba), the complex’s two buildings are nestled in a quiet, well-treed area that’s set well back from busy Pembina Highway.

The complex’s relative seclusion has turned out to be both a blessing and a bit of a stumbling block.

On the one hand, residents love the area because it’s so peaceful and private. On the other, many people don’t even know it’s there.

However, once people purchase a suite there, they don’t want to leave. Consequently, suites rarely come up for sale in the complex.

Glen MacAngus of Royal LePage Top Producers says he just listed one of the best suites in the complex’s newest concrete and steel building, which was built in 2009.

“It’s very rare that a unit of this style comes available — there are only four in the complex,” he says of an 1855 sq. ft., two-bedroom-plus-den suite in building 80. “It’s quite possibly the nicest in the complex and is amazing from start to finish.”

The sprawling third floor suite’s elegant yet efficient design starts in the foyer, which is not only plenty big, but resplendent thanks to smartly curved walls and metallic bronze tile flooring.

A large laundry/storage room was placed to the right of the foyer, with the two bedrooms — primary and second — placed across the way on the left-hand wall.

A luxurious three-piece bath across from the second bedroom offers a tile floor, frameless walk-in shower, and gorgeous vanity with raised vessel sink.

MacAngus says the primary bedroom is a thing of beauty.

“It has west-facing floor-to-ceiling windows that let in tons of natural light,” he notes. “Sculpted Jamocha carpeting feels great underfoot, there’s a big walk-in closet, and the ensuite is stunning with its mocha tile floor, corner air jet soaker tub, walk-in shower with rainfall shower head and floating espresso vanity with quartz countertop and dual sinks.”

He adds that as good as the front of the suite is, its rear portion is even better.

“It’s just spectacular. Floor-to-ceiling windows that span the entire rear wall let in all kinds of natural light and provide amazing views of the trees below. At the same time, upgraded vintage oak espresso hardwood floors give the area a nice warmth. The ceiling was even drywalled so that recessed, dimmable pot lights could be installed.”

Each of the five spaces that populate the free-flowing area is special in its own way.

The den, with its cutout front wall and beautiful barn-style door, is a spacious, naturally bright space that’s perfect for a home office or library.

Meanwhile, the dining room, which is defined by a three-piece window, is perfectly positioned for entertaining, while the family room is a spacious yet warm space that beckons you to sit down and relax for a spell.

Then there’s the kitchen, which offers a wonderful blend of function and fashion with its raised taupe quartz breakfast bar, wealth of cappuccino maple cabinetry, brown granite countertops, smashing multi-coloured tile backsplash and stainless Jenn-Air appliances.

An eating nook for four that’s surrounded by huge windows next to the kitchen is also a wonderful space, says MacAngus.

“It’s lets in more natural light, and even has a garden door that leads out to a covered corner balcony with a natural gas outlet for a barbecue. You can use the balcony for entertaining at night, and enjoy breakfast surrounded by light in the morning. The whole main living area is spectacular with its views, natural light and gorgeous, upgraded finishes.”

There are also plenty of amenities to enjoy on-site, he adds.

“Not only do you get two heated indoor parking spots, access to a car wash, gym, common room, guest suite, and storage locker on the same floor, but you’re in a great location that’s close to rapid transit, shopping, restaurants, the U of M, and the Perimeter. You’re in a beautiful world of your own in a quiet concrete and steel building, yet you’re close to everything.”

Few suites offer the style, livability, and luxury that the immaculate, well-designed suite does, concludes MacAngus.

“There’s nothing like it in the area,” he says. “It’s spectacular in every way with its beautiful exposure, all its upgrades, excellent layout and great location.”
