Hey there, time traveller!

For a moment (or two), imagine that you have the financial wherewithal to build your dream home.

With price being no object, the first order of business would be to find a location and lot that would fit an expansive, luxuriously appointed home.

Ideally, the lot would be mature and in a central location.

Then, there would be the home itself. Not only would it be spacious and logically luxurious, but it would also take advantage of its surroundings in a subtle yet spectacular way.

Welcome to 28 Cordova St., says Jennifer Queen of RE/MAX Professionals.

“This stunning home has all the modern amenities all while being in a choice, mature neighbourhood,” she says of the 4,201-square-foot, two-storey infill gem, which was custom built in 2014. “It’s just steps from Wellington Crescent on a large, beautifully treed lot. No expense was spared in its design.”

The moment you set foot in the sunken, tiled foyer, you find yourself in an open-concept main living area that offers a seamless fusion of space, style, and modern function.

However, while the area is decidedly modern in its layout, it doesn’t feel cavernous or cold.

Defined by a stylish tray ceiling, the living room and dining area is both spectacular and highly functional.
Defined by a stylish tray ceiling, the living room and dining area is both spectacular and highly functional.

“Such a large, open space could feel cold, but it doesn’t,” says Queen. “Gorgeous, engineered oak hardwoods give it a wonderful warmth and texture, while huge windows on the front and back walls let in lots of natural light.”

Not only do the windows, a massive window over the kitchen’s modern farmhouse sink and five floor-to-ceiling German-engineered windows behind the living room and dining room, let in loads of light, but they also showcase all the mature trees that surround the sprawling home.

“The oversized window over the kitchen sink looks out onto the backyard and provides one of the most beautiful tree-lined backdrops you’ll ever see,” she says. “All you see out the five windows behind the living room and dining room are gorgeous, mature trees.”

Meanwhile, finishes in the free-flowing main living area are luxurious, yet not excessively lavish: custom stone countertops and integrated appliances in the island kitchen, wood burning fireplace with a rustic brick surround in the living room and mod candelabra-style chandelier in the dining room.

“Both the kitchen and dining room are also defined by tray ceilings with lots of pot lights that light up the main living area at night,” she says. “And the open-riser oak staircase next to the kitchen looks amazing.”

Turns out, the staircase not only provides access to the home’s upper and lower level, but to a private, resort-like backyard and a spectacular great room next to the back door.

“It features a soaring ceiling and a wall of sky-high windows that allow for plenty of natural light to flow inside. With all its light and volume and amazing view of the well-treed backyard it’s a space I’d spend a lot of time in.”

Take the rock-solid stairs down to the lower level and you find a well-designed area that deftly combines luxury with livability.

“The basement is a masterpiece,” Queen says. “It starts off with a structural wood floor and is surrounded by so many large windows that you never feel like you’re in a basement. It consists of a large rec room with built-ins, two additional bedrooms, a three-piece bath and great storage/utility space.”

Ascend upstairs, and you find a magnificently livable second floor.

“There are actually two primary bedrooms,” she notes. “Both come with ensuites, walk-in closets and Juliet balconies, with one of the bedrooms having its own steam shower. There are two additional bedrooms with walk-in closet, as well as a large media room with built-in bookshelves and access to the second floor deck space.”

A number of other thoughtful features make the home as livable as it is lavish, adds Queen.

“For example, you get on-demand hot water tanks, there’s plumbing in the backyard for a future pool and hot tub, and the garage comes with in-floor radiant heating. The tile in the primary bathrooms is heated, you get central vac throughout, a huge mudroom with lockers and the home is nearly draft-proof with spray-in insulation behind all the walls.”

Most importantly, the brilliantly designed home is only eight years old and in immaculate condition.

“This is a newer home built with piles, and that comes with a usable, modern basement,” she says. “The quality of construction is first-rate, and the layout and finishes are superb. When you add in a wonderful, mature location that’s close to Wellington Crescent and loads of amenities, you have a luxury home that has everything you’d need or want.”

Offering nearly 2,000 sq. ft. of livable space, the lower level offers a bright, well-equipped rec room, two bedrooms, a three-piece bath and ample storage space.
