As rare as they might be, there are instances in life where tragedy paves the way for triumph.

Such is the case with an eye-catching architectural marvel of a home that occupies a 75-foot by 130-foot lot at 106 Ramsgate Bay in Tuxedo, says Chris Pennycook of Royal LePage Dynamic Real Estate.

“The home that originally sat on the lot was irreparably damaged by fire, so it had to be torn down,” he says. “This architecturally unique home was built in its place in 2015.”

Imaginatively designed from top to bottom, this massive bungalow features a wonderful blend of light, style and livability.

You can’t help but be intrigued by the home from the moment you set eyes on it, as an angled, covered entrance sparks a desire to see what lies inside behind its mod yet tasteful exterior.

What you find is an interior that’s bright, modern, sufficiently warm – and subtly connected to its surprisingly natural surroundings.

“One of the first things you see when you walk in is an absolutely incredible, glass-enclosed courtyard that’s open to the sky and elements, and that floods the home with light and showcases nature views,” Pennycook says. “It gets the home off to a wonderful, imaginative start.”

And while the home’s design is unmistakably cutting-edge-modern, it contains spaces that give it the warmth that’s needed to ensure it doesn’t feel cold and sterile.

A prime example is the living room to the left of the foyer, he adds.

The luxurious ensuite possesses a distinct spa-like quality.

The luxurious ensuite possesses a distinct spa-like quality.

“It creates a cozy ambience with its gas fireplace with floor-to-ceiling tile surround and five-tiered open shelving on either side. Its rear wall holds four floor-to-ceiling windows that let in lots of natural light, while engineered oak hardwoods add to the cozy feel.”

An expansive formal dining room – it sits directly across from the glassified courtyard – was placed at the midpoint of the 3,531 sq. ft. home to provide a space that’s perfect for hosting large dinner parties.

Turns out, it serves as a refined, functional prelude to the home’s rear portion, which is simply stunning.

“The main living area is spectacular, with the top-of-the-line kitchen and great room being one shared space. The kitchen comes with a huge island, quartz countertops, marble backsplash, and an abundance of glossy white soft-close cabinetry. There’s also a built-in pantry, built-in speed and convection ovens, a WOLF induction cooktop and Electrolux industrial sub-zero fridge.”

Then, there’s the great room itself.

The dining room is a centrally-located and spectacular space that’s perfect for entertaining.

“It’s just a gorgeous space with its vaulted ceiling, floor-to-ceiling wall of windows, and entertainment wall with industrial metal detailing, gas fireplace and TV niche,” says Pennycook. “There’s also a patio door behind the kitchen that leads out to a large deck and a private backyard that was made for entertaining.”

A wing placed between the great room and courtyard on the right-hand wall – it can be closed off by a sleek pivot door – then holds three bedrooms and an elegant four-piece bath.

Another pivot-style door on the opposite wall between the formal dining room then marks the location of the palatial primary bedroom.

“The bedroom offers a vaulted ceiling, garden door to the private backyard, a wall of floor-to-ceiling windows, and custom his/her walk-in closets with organizers and motion lights. A luxurious ensuite with heated tile floor, soaker tub, floating vanity with double vessel sinks and walk-in shower with a tile and glass surround, rain shower head and body sprays,” he says.

Pennycook notes that there’s much more to the main floor.

The great room and kitchen is a shared space that’s filled with a functional wow factor.

The great room and kitchen is a shared space that’s filled with a functional wow factor.

“It’s completed by a sunny loft-style office, as well as a mudroom, two-piece bath and three-piece baths and an amazing laundry room.”

Finally, there’s the home’s walk-out lower level, which, when combined with the main level, takes its total livable square footage to more than 5,500 sq. ft.

“A radiant heated, polished concrete floor runs through the entire area,” he says. “It offers a rec room, games room, three-piece bath, bedroom, gym and music/theater room with fully insulated double wall construction and soundproofed, acoustically sealed double doors. It’s an amazing area that gives you everything you need to enjoy life to the fullest.”

All in all, the home is a visually stunning masterpiece that’s as livable as it is stylish, says Pennycook.

“It’s a solid, state-of-the-art home that’s in a league of its own in terms of its construction quality, style and livability. And its location can’t be beat either. It’s just steps from parks, tennis courts, schools, shops and restaurants in one of Winnipeg’s most exclusive areas.”
